We are so excited to share with you that Nu Look Renovations has been hired to completely project manage and renovate a home built in the 1960's in Hackett ACT.
While we usually specialise in bathroom, kitchen and laundry renovations we couldn't pass up the opportunity for Matt and the team to really put their range of skills to good use in transforming this home.
The owners of this house purchased with the intention of "flipping" it. This is basically taking an older style home that's seen better days and completing renovations on it to make it more modern, practical and usable. Rather than undertake a DIY job which is fraught with danger, they opted to hire Nu Look to ensure that every part of the job is managed and completed to the highest standards and that it'll happen fairly quickly and be ready to sell again early next year.
A bit about the house:
The house was owned by the same family for the last 40+ years and during that time it had 2 extensions added which resulted in the house looking a bit cobbled together, without a lot of continuity. Given the age of the property it also wasn't shocking to find there was some termite damage, asbestos and the plumbing/electrical work most definitely wasn't up to today's standards.
As is common in houses built in the 70's and 80's, the house lacks natural light, especially in the living spaces and the kitchen, plus several of the bedrooms are very small compared to what today's buyers expect. There are also some very interesting (not exactly in a good way) timber panels and beams in several of the rooms that contribute to the space feeling much smaller than it actually is.
In a nutshell, you can tell this is a house that was very much loved by the family who lived there for so long, but it was in desperate need of modernisation, restructuring and beautifying in order to attract the next family who'll call this place home.
A Bit about the Suburb:
Hackett is quite a popular suburb due to it's convenient location - close to the city and close to the new light rail that's being built. With a strong community feel it's the perfect setting to raise a family which is why the owners of this house want to get it ready for the perfect family to just move it, with no work required.
Over the coming months the Nu Look team will be working on every single part of the house. Walls have been coming down to facilitate a better flowing space and more open plan downstairs while the second storey will change from having 3 small bedrooms to accommodating a master suite with walk in robe and a beautiful ensuite as well as an additional room that would make the perfect nursery or office space.
Needless to say, the kitchen will be receiving a massive overhaul including a galley style layout and butlers pantry and the current bathroom and toilet will be combined to ensure that there's space for all the family to utilise the house fully.
Outside, we've been doing major earthworks to level the yard in order to utilise all the available space. The strange little outdoor space to the side of the house will be replaced with a functional entertaining area, while the carport will be taken down and a new garage built instead.
Again, thanks to the age of the house, it is most definitely not designed for energy efficiency so we'll be making changes to various elements of the house, including replacing all the windows with double glazed alternatives to improve the houses "green footprint".
